Commercial Concrete & Flatwork

Commercial Concrete That Stays In Service

Commercial flatwork earns its keep by not needing attention. Eagle Eye pours parking lots, drive aisles, sidewalks, slabs, curb and gutter, and ADA ramps for HOAs, property managers, retail, and municipal work across the Colorado Front Range — phased around your hours and built to the civil plans.

Commercial scope we self-perform

  • Parking lots and drive aisles — new construction and full-depth replacement, including sub-grade proof-roll, base, and jointing layout.
  • Sidewalks and plaza flatwork — attached and detached walk, cross pans, stair and landing systems, and pedestrian ramps.
  • Slabs on grade — warehouse and shop floors, equipment pads, loading docks, trash enclosures, and generator and transformer pads.
  • Curb and gutter — machine and hand-formed curb, gutter, valley pans, and median work, including right-of-way sections.
  • ADA access — curb ramps, detectable warning panels, accessible stalls and aisles, built to current slope and cross-slope tolerances.
  • Demolition and site prep — saw-cutting, removal, and excavation and grading handled by the same company.

Scheduled around your operations

An occupied site is a different job than open dirt. We break the work into pours that keep your entrances, drive-through, and a compliant accessible route open, sequence the lot so customers and deliveries always have a way in, and can run night and weekend pours when that is what keeps you operating. Barricades, signage, and a walked-through phasing plan are part of the proposal, not an afterthought.

Built to the plans and to the climate

On plan-and-spec work we build to the civil and structural drawings — sub-grade preparation and proof-roll, aggregate base to the called-for depth and density, slab thickness, reinforcement, mix design, and joint layout — and we coordinate the materials testing and special inspection the jurisdiction requires. Because this is Colorado, exterior slabs get an air-entrained mix built for freeze-thaw and repeated de-icing salt, joints are saw-cut early to control cracking, and the lot is graded so meltwater drains instead of ponding and refreezing.

Bids you can hand to an owner

Every commercial proposal is a written, line-item scope: what is included, what is allowance, what is excluded, mobilization, phasing, and schedule. That is the document a board or an owner can approve without surprises, and it is the same document we build against.

Questions

Commercial FAQ

Can you keep our business open during the work?

Usually, yes. We phase parking lots and walkways in sections, work nights or weekends where that keeps you operating, and keep a safe accessible path to every entrance while a section cures.

Do you build ADA-compliant ramps and parking?

Yes. We form curb ramps, landings, and accessible stalls to current ADA and local slope and cross-slope tolerances, set detectable warning panels, and can provide as-built slope documentation.

Do you do curb and gutter and right-of-way work?

We form and pour curb and gutter, valley pans, sidewalk, and cross pans, including work in the public right-of-way where the jurisdiction requires a licensed contractor, a permit, and inspection.

Can you work from our engineer’s plans?

Yes. We build to the civil and structural drawings — sub-grade, base, thickness, reinforcement, mix design, and jointing — and coordinate any required testing and special inspection.

How do you keep large slabs from cracking?

A compacted base, the right reinforcement, control joints saw-cut early at the correct spacing, and isolation joints at columns and walls. On exposed lots we use an air-entrained mix rated for freeze-thaw and de-icing salt.
